License renewal & verification. All state licenses are renewed annually through NMLS. The list above reflects current company-level licensing. Individual loan officer (MLO) licenses are state-specific and must be held in every state where the LO originates loans— a Texas LO who works on a California file requires both a TX and a CA MLO license.

Texas Consumer Complaint Notice
For Texas borrowers: Consumers wishing to file a complaint against a mortgage banker or a licensed mortgage banker residential mortgage loan originator should complete and send a complaint form to the Texas Department of Savings and Mortgage Lending, 2601 N. Lamar, Suite 201, Austin, TX 78705.
Complaint forms and instructions may be obtained from the department's website at sml.texas.gov. A toll-free consumer hotline is available at 1-877-276-5550.
Privacy Notice (Gramm-Leach-Bliley Act)
Land Home Financial Services collects and uses non-public personal information consistent with the Gramm-Leach-Bliley Act (GLBA) and applicable state privacy laws. Our full Privacy Notice describes the categories of information we collect, how we use it, the parties with whom we share it, and your right to opt out where applicable. Servicing Transfer Disclosure (RESPA)
Approximately 90% of LHFS-originated loans are retained for in-house servicing. The remaining 10% transferred to other servicers receive a standard RESPA-compliant Notice of Servicing Transfer at least 15 days before the effective date of transfer, in accordance with the federal Real Estate Settlement Procedures Act (12 USC §2605).
Affiliated Business Arrangement Disclosure
From time to time, Land Home Financial Services may refer borrowers to an affiliated title, escrow, or settlement service provider. Where any such referral involves an affiliated business arrangement, a written Affiliated Business Arrangement Disclosure Statement meeting the requirements of RESPA §8(c)(4) will be provided at or before the time of referral. You are not required to use any provider we refer.
Loan Estimate & Closing Disclosure (Regulation Z / TRID)
Borrowers will receive a Loan Estimate within three business days of formal application and a Closing Disclosure at least three business days before consummation, in accordance with the TILA-RESPA Integrated Disclosure rule (12 CFR §1026.19(e) and (f)). Both documents itemize rate, fees, monthly payment, and cash to close.
Right to Receive a Copy of Your Appraisal (ECOA)
Under the Equal Credit Opportunity Act, applicants for a first-lien dwelling-secured loan have the right to receive a free copy of all appraisals and other written valuations developed in connection with the application, promptly upon completion and no later than three business days before closing.
