Primary Residence

Owner-occupied homes — the most common loan type. Best rates, lowest down payment options.

Second Home / Vacation

Non-primary owner-occupied. Slightly higher rates, similar down payment requirements.

Investment Property

Non-owner-occupied rental. 20%+ down typical, rate premium 0.5–1.0%.

Manufactured Home

HUD-code manufactured on permanent foundation. FHA, Conv, VA, chattel programs.

Renovation Property

Existing home plus renovation funds in single loan. FHA 203(k), HomeStyle.

Most agency and government programs are available throughout our 50-state footprint. USDA and chattel manufactured-home financing depend on local eligibility.

Conventional (Fannie / Freddie)
Available in all 49 licensed states. Conforming and high-balance, fixed and ARM. 3% down for first-time buyers; 5% down standard.
FHA (203(b) and 203(k))
Available in all 49 licensed states. 3.5% down with 580+ FICO. Renovation 203(k) includes scope-of-work funding in the loan.
VA (purchase, IRRRL, cash-out)
Available in all 49 licensed states for eligible service members, veterans, and surviving spouses. Zero down, no PMI.
USDA (rural / Section 502)
Available where USDA designates property eligible — geographic and income limits apply by census tract. Zero down.
Jumbo and Non-Conforming
Available in all 49 licensed states; pricing and reserves vary by investor. Bank-statement and asset-depletion options for self-employed borrowers.
Manufactured Home (real-property and chattel)
FHA, Conventional, and VA on HUD-code homes attached to permanent foundations. Chattel financing for personal-property titled homes in select states.
