First-time buyer who actually closed on time

We were nervous after our first lender ghosted us a week before close. LHFS picked up the file, re-ran underwriting, and still hit our original closing date. Our LO texted updates almost daily and we knew exactly what was happening at every step.

Three lenders said no — LHFS said yes

Our home is a 2003 double-wide on permanent foundation, and three big-bank lenders wouldn't touch it. LHFS quoted FHA Title II the same week, ordered the engineer's report, and got us to the closing table in 41 days. The rate was competitive and the process felt human.

Saved 1.6 points without the runaround

When rates dipped we asked LHFS to run a refi review. They came back with two options and a clear break-even calc instead of the usual hard sell. Closed in three weeks and our payment dropped by $412. Same servicer kept the loan.

203k that didn't fall apart at draw three

We bought a 1947 bungalow that needed everything — roof, electrical, kitchen. The LHFS renovation team had clearly done dozens of these, because every draw inspection was scheduled within 48 hours and the contractor never had to wait on funds.

Patient, careful, no pressure

My adult children sat in on every call. The LHFS counselor explained the HECM mechanics three different ways until we all understood the trade-offs. Nothing was rushed, no sales pressure. We took six weeks to decide and they were ready when we were.

VA buyer who got actual VA expertise

The big online lender kept fumbling my entitlement restoration. LHFS had a VA specialist on the phone within an hour, fixed the COE issue, and walked me through the funding-fee exemption I qualified for as a disabled vet. Closed two weeks ahead of schedule.

Smooth HELOC, one paperwork hiccup

Pulled $80k for a kitchen remodel. The application was clean and funding was quick. One income document had to be re-sent because of a portal glitch, otherwise it was painless. Rate matched what they quoted on day one.

Land-and-home package done right

We bought five acres and a new manufactured home together. Most lenders only do one or the other, but LHFS structured the whole thing as a single FHA loan. The LO walked us through HUD tag verification and we never felt like an afterthought.

Streamline refi that was actually streamlined

VA IRRRL with minimal paperwork. The LHFS team had my file ready before I uploaded a single document because they were already servicing the original loan. Closed in 18 days, dropped my rate by 1.25%, and my servicer didn't change.

HomeStyle reno on a 1920s duplex

Bought it as an owner-occupant with plans to rent the upstairs. LHFS understood the rental-income calc and got us a HomeStyle loan that covered the entire scope— new HVAC, foundation work, two bathrooms. The construction draws were predictable and on time.

Solid first-home experience

USDA rural loan with state DPA stacked on top. LHFS made the DPA work even when the title company was confused about the second lien. We had a few slow days mid-process but the LO always responded the same day when we reached out.

HECM for purchase — right-sized our retirement

Sold our four-bedroom in NJ and moved to a smaller home in PA using a HECM for Purchase. LHFS was one of the few lenders that even quoted this product, and they coordinated with our financial advisor every step of the way. We have no monthly mortgage payment and meaningful equity to spare.

No. 03  ·  Featured borrower story

“Three lenders told us a manufactured home wasn't financeable. LHFS closed us in six weeks.

We'd been saving for nine years. The home we wanted was a 2008 double-wide on five acres outside Asheville — permanent foundation, HUD tags intact, comparable sales in the area. Three different lenders pre-approved us, then declined at underwriting the moment they saw “manufactured” on the appraisal.

A friend referred us to LHFS. The LO returned my call within forty minutes and immediately said the words I'd been waiting nine years to hear: “Yes, this is exactly what we do.” She walked us through FHA Title II, ordered the engineer's report, and explained every condition before underwriting raised it.

We closed forty-one days after our first phone call. Our rate was competitive with what conventional buyers were getting in our market. The single biggest difference was working with a team that writes manufactured loans every day, not once a quarter.
